TITLE: Multi-Skilled Maintenance Worker III- HVAC
JOB GOAL:
Under general supervision to perform a variety of skilled craft work in the maintenance and up keep of the school building, facilities, and miscellaneous equipment; performs skilled craft work in one or more of the building and maintenance trades; to perform skilled work in installing, repairing and maintaining air conditioning, refrigeration, heating and ventilation equipment and systems; to perform semiskilled and skilled duties in other maintenance trade areas; and to do other related work as required.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:
1. Performs skilled maintenance, repair and construction work in the basic trades such as carpentry, electrical, and heating/ air conditioning and refrigeration.
2. Analyzes problem areas and determines courses of action necessary for the installation, maintenance, and repair of: wooden articles and structures such as shelving, partitions, counters, doors, windows and frames, frame over, and roof structures.
3. Repair and modify furniture, desks, tables, and bookcases.
4. Install or replace floor and ceiling tiles.
5. Repair or replace door closers, panic latches and bars.
6. Repair, install, test, service and maintain electrical and lighting systems, including conduit and duct systems, lighting and power circuits, junction boxes, switches and receptacles.
7. May repair or replace electrical units for refrigerators, garbage disposals, stoves and other appliances.
8. Repair and maintain heating and air conditioning systems and related equipment, including Energy Management Systems (Tracer Summit Trane) fans, blowers, thermostats, pumps and motors.
9. Install interior and exterior wiring for new and altered facilities.
10. May do welding, soldering, and brazing when necessary.
11. Service or replace clock motors and micro switches.
12. Performs skilled maintenance, repair and construction work in the basic trades, i.e, plumbing, carpentry, electrical, painting, locksmith and heating/ air conditioning.
13. Analyzes problem areas and determines courses of action necessary for the installation, construction, repair and maintenance of school buildings, facilities, grounds, and equipment.
14. Inspects, regulates, repairs, maintains, and services refrigeration, heating and ventilation equipment and systems.
15. Installs, replaces, and repairs valves, fans, motors, gaskets, filters, belts, fuses, controls, thermostats, switches, gauges, tubing, and pipes.
16. Tests systems for air balance and proper operation.
17. Fabricates, repairs, and installs ductwork and covers.
18. Replaces motors and heating units.
19. Repairs refrigerators and freezers in kitchens.
20. Connects motors to control panels to power sources.
21. Adjusts and installs valves, thermostats, fans, and controllers.
22. Tests for defective parts and replaces malfunctioning parts.
23. Inspects air conditioning, ventilation and heating units and replaces transformers, valves, pressure regulators, and pumps.
24. Participates in the planning, organization and implementation of the energy savings program, including the providing of technical support.
25. Conducts refrigerant recycling.
26. Welds, solders and brazes as appropriate.
27. Plans, organizes, and lays out assigned skilled tasks.
28. Estimates labor and material costs.
29. Maintains a variety of simple records.
30. Coordinates and directs the work of others.
31. May drive a tractor or similar equipment.
32. Drives a service vehicle to and from work sites.
33. May be called in to work evenings and weekends on an overtime basis.
PHYSICAL DEMANDS:
The physical requirements indicated below are examples of the physical aspects that this position classification must perform in carrying out essential job functions.
· Persons performing service in this position classification will exert 75 to 100 pounds of force frequently to lift, carry, push, pull or otherwise move objects.
· This type of work may involve ascending and descending ladders, stairs, scaffolding, and ramps, and will involve walking, standing, bending, or stooping for extended periods.
· Perceiving the nature of sound, near and far vision, depth perception, providing oral information, the manual dexterity to operate equipment and use hand tools, and handle and work with various materials and objects are important aspects of this job.
· Exposure to hot, cold, wet, humid, or windy conditions caused by weather may occasionally be experienced.
· Insurability by the District's liability insurance carrier.
· Must receive asbestos awareness training within the first 60 days of employment. The District provides training. May receive additional ACBM training if the employee works in an area in which asbestos building materials may be disturbed.
· Must obtain with the first 60 days of employment “Universal Type” Certification.
· Possession of a valid California Motor Vehicle Operation’s License.
· Possession of a valid Environmental Protection Agency Refrigeration Technician Type I & II Certification or Universal.

QUALIFICATIONS:
Any combination of experience and training that would provide the required knowledge and skill may be qualifying.
A typical way to obtain the required knowledge and skill would be:
1. Any combination equivalent of high school and two or more years of experience at the journey level in one or more of the trades with emphasis or heating, ventilating and air conditioning and EMS Controls (Trane).
2. Equivalent to the completion of the twelfth grade, supplemental by coursework or training in the maintenance and repair of air conditioning, refrigeration, ventilation, and heating equipment.
3. Skill to:
· Operate the variety of tools and equipment utilized in the performance of duties in multiple trades, including various types of power equipment and hydraulic lifts.
· Perform air conditioning, refrigeration and heating equipment installation, maintenance, and repair activities.
· Test and evaluate systems and installations.
· Install, maintain, and repair various types of air conditioning, refrigeration and heating equipment and EMS Systems.
4. Knowledge of:
· Methods, techniques, materials, tools and equipment used in the building trades with the emphasis on heating, ventilation, and air conditioning.
· Building plans and blueprints.
· Safe working procedures.
· Methods, materials, tools, and equipment used in the maintenance and repair of refrigeration, air conditioning, ventilation, and heating systems.
· Energy conservation methods, procedures and techniques; EMS Operations and Programming.
· Proper refrigerant recovery procedures, as mandated by the Environmental Protection Agency with Certification.
· Safe working methods and procedures.
5. Ability to:
· Skillfully use a variety of hand and power tools, machines and equipment utilized in the repair, maintenance and building trades.
· Plan and layout skilled work, including estimating time and material cost.
· Interpret and work from blueprints, schematics, sketches and shop drawings.
· Maintain records and prepare reports as required.
· Understand and carry out oral and written directions; establish and maintain cooperative working relationships.
· Bend, stoop and reach.
· Skillfully repair, maintain, and overhaul large air conditioning, ventilation and heating equipment.
· Work from blueprints, shop drawings, sketches, manuals, and diagrams.
